NOTICE OF EXTRA-JUDICIAL SALE

            Upon Petition for Extra-Judicial Foreclosure of Real Estate Mortgage under Act 3135, as amended, filed by Gloseph Realty and Development Corporation, a corporation duly organized and existing under the laws of the Philippines with business address at No. 60 West Avenue, Quezon City is represented by its President, ATTY. JOSEPH A. ARROJADO, Filipino, of legal age, married, with postal address at No. 60 West Avenue, Quezon City, hereinafter referred to as the Mortgagee, against JOSEPHINE FATIMA L. OROLA, Filipino, of legal age, single, and a resident of Brgy. Intungcan, Pontevedra, Capiz; The Estate of the late MYRNA L. OROLA represented by her heirs namely: Maria Theresa F. Gabot, Maria Carmela O. Flameño, Kassandra Francesca O. Carlos. And Kristofer Noemil O. Carlos, with address at Hemingway St., Roxas City;  MARY ANGELEYN O. BELARGA, Filipino, of legal age, married, and a resident of Blk. 6 Lot 5 Onyx St., Casa Raymundville Fourth Estate, Parañaque; The Estate of the late MANUEL L. OROLA represented by his heirs Karen Joy Orola, Krystelle Therese Orola, and Kirk Joshua Orola with address at Block 2, Lot 2, St. Paul Compound, Pasig City; The Estate of the late  ANTONIO L. OROLA represented by his widow Maricar A. Orola and a resident of Magallanes St., Roxas City; and MARJORIE MELBA O. CALIP with residence at Blk. 6 Lot 5 Onyx St., Casa Raymundville Fourth Estate, Parañaque, Philippines, hereinafter referred to as the Mortgagors, to satisfy the mortgage indebtedness of the herein Mortgagors to the Mortgagee which as of June, 2024 amounted to TWELVE MILLION SIX HUNDRED NINETY FIVE THOUSAND SIX HUNDRED FOURTEEN PESOS (Php12,695,614.00), Philippine Currency, inclusive of interest, penalties and other charges that have accrued from said date, plus attorney’s fees equivalent to 25% of the total indebtedness as well as expenses of foreclosure, and other fees and charges, the undersigned Provincial Sheriff Ex-Officio of Capiz or thru her Deputy Sheriff will sell at a public auction on October 16, 2024 at 2:00 o’clock in the afternoon, Ground Floor (Lobby), Hall of Justice, Roxas City, Philippines, to the highest bidder for CASH and in Philippine Currency, the property hereunder described with all the improvements thereon, to wit:

Bounded on the SW., along line 1-2 by Lot 1070-C, of this subd. survey; on the NW., along lines 2-3-4-5 by Lot 1050, along lines 5-6-7-8-9-10-11-12-13 by Lot 1049 both of this Cad. 189, Pontevedra  by  Paganpan  Creek (20-40.00 m. wide) and Maclus River (80-100 m. wide); SE., along lines 13-14-15-16 by Lot 1070-B, of this subd. survey; on the SW., along lines 16-17-1 by Lot 1070-C, of this subd. survey. (Note: Extra-Judicial Settlement of the Estate of the late Antonio Laserna Orola has been executed by his heirs namely: Maricar Alba Orola, Karen Joy Orola, Krystelle Therese Orola and Kirk Joshua Orola as to 1/6 share of this parcel of land under Entry No. 194085.)

 “All sealed bids must be submitted to the undersigned between the hours of 10:00 o’clock in the morning and 2:00 o’clock in the afternoon on the date of the auction sale.

In the event the above-stated public auction date is declared a holiday, or in case of fortuitous event such as typhoon,  flood,  or other unforeseen event beyond the control of  the officer conducting the sale, it shall be held on October 23, 2024 at 2:00 o’clock in the afternoon, Ground Floor (Lobby), Hall of Justice, Roxas City, without further notice and re-publication.
